Two routes for old black mastic — and why encapsulation wins
Old slabs often carry black mastic: asphaltic cutback adhesive, frequently decades old. Grinding or shot-blasting it is hazardous if the adhesive is asbestos-containing — an airborne exposure risk. The safer route is chemical abatement (residue stays in the slab), then one coat of Pro Encapsulator to lock the residue and block moisture before new flooring. No mastic history? A core taken after renovation shows new flooring over Pro Encapsulator — sealing the stack — over the residual mastic left by chemical abatement, over old concrete with moisture vapor below. Vapor is blocked and mastic migration is locked: two failure paths, one coat, and the flooring above never meets either.
Old mastic slabs fail new flooring two ways: residue migrates upward — staining vinyl, softening adhesives — and moisture vapor rises from concrete that was never sealed.
