Description
Every renovation of an older building eventually meets the same floor: a decades-old slab, black asphaltic cutback adhesive, and a mastic layer that may contain asbestos. Once that adhesive has been chemically abated, the slab still isn’t floorable — residue stays in the pores, ready to bleed into new flooring, and the old concrete still breathes moisture. Bone Dry Pro Encapsulator solves both in one ready-to-use coat.

Built for the chemically abated slab
Pro Encapsulator is a single-component, ready-to-use surface coating designed for one specific — and very common — renovation condition: older concrete where asphaltic adhesive has been removed by chemical abatement. It locks down the residual mastic so it can’t migrate into new flooring, mitigates moisture from the old slab, and eliminates the need for hazardous grinding on surfaces where asbestos-containing adhesive was chemically removed. For bare concrete without a mastic history, the right product is Bone Dry Pro Penetrating Sealer instead — this one is purpose-built for the abated surface.
What it does for the renovation
| Function | What it means for the floor |
|---|---|
| LOCKS DOWN | Stops black mastic migration from bleeding into and staining new flooring |
| MITIGATES | Moisture mitigation for aged slabs — protects adhesives and flooring above |
| SIMPLIFIES | Single-component and ready to use — no mixing, no ratios, no induction time |
| DE-RISKS | Eliminates hazardous grinding where asbestos-containing adhesive was chemically removed |
Two ways off an old mastic slab — one of them is safe

| Abate + Encapsulate | Grind it off | |
|---|---|---|
| Disturbance | None — residue stays put and gets sealed | Grinds suspect material into dust |
| Airborne hazard | Avoided — no mechanical removal | Serious if adhesive is asbestos-containing |
| Equipment | Ready-to-use coating | Grinders, shrouds, HEPA vacs, containment |
| After it’s done | Moisture + migration barrier in place | Bare slab still needs moisture mitigation |
Always test suspect materials and follow applicable regulations for asbestos-containing adhesives and their abatement.
What the flooring never sees

Old mastic slabs fail new flooring two ways: residue migrates upward — staining vinyl, softening adhesives — and moisture vapor rises from concrete that was never sealed. Pro Encapsulator sits between the old floor’s problems and the new floor’s life, closing both paths with one coat. The flooring above never meets either.

Application

Good to know: Pro Encapsulator is optimized specifically for aged slabs following chemical abatement of asphaltic adhesives — that’s the surface it’s formulated for. No mixing or ratios: it ships ready to use.
