Concrete Waterproofing and Moisture Mitigation for Architects
Specification resources, submittal documents and product selection
At Bone Dry, we understand the value of products you can trust-especially when your reputation is on the line. Bone Dry Pro carries a 25-year replacement warranty that includes labor and material to replace the finished flooring system, adhesives, and prep material, and we’ll even send our in-house team of commercial concrete sealers to guarantee a perfect application or a sales rep to oversee your project to make sure your concrete seals the way it should.
Sealers for Architectural Concrete
Architectural concrete usually requires surface sealing for a clear, semi-gloss finish. For architects concerned with protecting decorative architectural concrete, Bone Dry offers surface sealers that repel contaminants and protect against staining, water damage and efflorescence.
Bone Dry Original: Waterproofs and seals concrete slabs and floors.
Bone Dry EM Coating: excellent chemical resistance to common warehouse fluids, gasoline, anti-freeze, brake fluid, solvents, salts, acetone, and alcohol.
Protect Architectural Designs with Concrete Surface Sealers
Whether you’re an architect designing for residential, commercial or industrial buildings, the expectation is to blend form and function into a structure. Most building damage is brought about or exacerbated by concrete moisture due to environmental and/or chemical stresses. Untreated building materials are at risk of structural and aesthetic damage. Using Bone Dry sealing products reduces maintenance expenses and extends the lifespan of architectural designs.

Moisture Vapor Reducing Admixture
Save You Time During Construction
When you’re pouring new concrete indoors or outdoors, incorporate Bone Dry Pro Admix for trusted moisture protection. With Bone Dry Pro Admix there is no separate application and no additional waiting time to waterproof your concrete: dose it at the batch plant or into the truck, and the pour carries a lifetime flooring and roofing system replacement warranty.
Bone Dry Pro Admix is compatible with normal and lightweight concrete and is free from silicates and alkalis. Made of colloidal nano-silica, it is VOC-free, closes the path of moisture vapor transmission and eliminates costly on-site moisture testing: with Pro Admix in the mix, onsite ASTM F2170 and ASTM F1869 testing is eliminated. An on-site Bone Dry representative is required for pours over 20 yards under the warranty, and if a batch does not get dosed, Bone Dry Pro Sealer can be applied at no additional cost.
Bone Dry Pro Admix protects:
- Polished concrete flooring
- Flooring systems
- Concrete underlays for wood, vinyl or tile flooring
- Roofing systems and resinous coatings

Prep Your Architectural Concrete Floors with Bone Dry’s Etch-a-Crete
If a commercial building’s existing concrete floor needs moisture mitigation and has been hard-troweled or burnished, the surface is effectively sealed shut and a penetrating sealer cannot get in. Bone Dry Etch-A-Crete is a spray-on, non-acid etch that opens the pores of hard-troweled concrete so Bone Dry Pro, Bone Dry Original or Bone Dry Plus can absorb properly. Broom-finished concrete does not need etching. See sealing a slab on grade before flooring for the sequence on an existing slab.

Problem to Bone Dry Response
Architects working with concrete contractors want consistency during construction, ideally with the fewest control joints possible, and every one of the problems below starts with moisture or chemistry moving through the concrete. Each response is kept to what the linked product page states.
| Problem | Bone Dry response | Where it fits |
|---|---|---|
| Moisture vapor under adhered flooring, coatings or roofing | Bone Dry Pro Admix in the mix: eliminates onsite ASTM F2170/F1869 testing, lifetime flooring and roofing system replacement warranty. Or Bone Dry Pro sprayed at the pour or on an existing slab: 25-year replacement warranty includes labor and material to replace the finished flooring system, adhesives, and prep material. | New pours (Admix or Pro); existing slabs (Pro) |
| Chloride attack and rebar corrosion | Bone Dry Corrosion Inhibitor: chloride-free, amine-based, ASTM C1582 compliant, 28 fl oz per cubic yard; can be dosed in the same pour as Pro Admix. | Parking structures, bridges, coastal and marine work, pools |
| Freeze-thaw, deicing salt and scaling on exposed exterior concrete | Bone Dry Structural Sealer: one permanent penetrating application; water beads and salt stays on top; no film, traction unchanged. | Parking lots and structures, plazas, sidewalks, curbs; see parking garage deicing salt |
| Staining, UV yellowing and chemical spills on exposed concrete or brick | Bone Dry EM Coating: clear semi-gloss epoxy-modified coating, VOC-free, no yellowing from UV, chemical resistance to gasoline, anti-freeze, brake fluid, solvents, salts, acetone and alcohol. | Interior and exterior wearing surfaces |
| Mold, mildew and odor at the slab | Bone Dry Plus: the Bone Dry Original permanent seal with an antimicrobial in the pores that works for the life of the product. | Basements and hygiene-critical floors; see below-grade slabs |
| Hard-troweled or burnished slab that will not take a sealer | Bone Dry Etch-A-Crete: spray-on, non-acid etch that opens the pores; no grinding. | Existing slabs before Pro, Original or Plus |
| Gypsum underlayment | Bone Dry Pro Gyp-Cap: membrane-forming coating built for gypsum; penetrating sealers are not used on gypsum. | Multifamily and hospitality; see sealing gypsum underlayment |

Moisture testing position
The Bone Dry Pro technical data sheet states that Pro shields finished surfaces and adhesives from moisture vapor emission in slabs with relative humidity up to 100% and calcium chloride (MVER) rates up to 25 lbs/1,000 sq ft/24 hours, and that following application no further moisture testing is necessary. Bone Dry Pro Admix eliminates onsite ASTM F2170 and ASTM F1869 testing because the whole pour is treated; an on-site Bone Dry representative is required for pours over 20 yards under the lifetime warranty, and the Admix TDS names AASHTO T 358 surface resistivity on cylinder samples as the alternative for confirming the admix is in the mix.
Curing
Used standalone, Bone Dry Pro functions as the curing compound and achieves the results a curing compound achieves. ASTM C-309 covers liquid membrane-forming compounds and does not apply to a penetrating sealer; where a specification names C-309, a dissipating curing compound can be applied after the Pro Sealer is applied. Bone Dry Pro Admix is compatible with all curing compounds; its TDS recommends ACI 302.2R-06 curing methods or a dissipating curing compound, and notes that permanent cure-and-seal products are not recommended under adhered flooring.
Vapor retarder and flooring compatibility
Both technical data sheets still require a vapor retarder in direct contact with the underside of a new slab on ground, installed per ASTM E1643, ACI 302.2R-06 and ASTM F710 (the Admix TDS specifies an ASTM E1745 retarder and exempts slabs on deck). Bone Dry Pro leaves the surface profile unchanged and ready for carpet, vinyl, VCT, hardwood and resinous flooring adhesives; resinous systems over Pro must be 100% solids on a CSP 3 profile, and patching and leveling must be cementitious. Pro Admix is compatible with all resinous coatings over a CSP 3 profile. Gypsum underlayments take Bone Dry Pro Gyp-Cap.
