Working with Bone Dry on a Commercial Job
Concrete sealers and moisture mitigation for general contractors
On a commercial pour, slab moisture is the line item that slips the schedule: weeks of cure and dry-down, RH testing, and a mitigation coat if the slab fails. General contractors work with Bone Dry Products to take that phase off the critical path. Bone Dry Pro is a water-based, VOC-free penetrating sealer sprayed on the fresh slab the day of the pour; Bone Dry Pro Admix puts the same protection in the mix at the batch plant. Either way, flooring goes down on schedule instead of waiting on RH probes.
Bone Dry Pro is formulated for slab on grade, below grade and slab on deck, in normal-weight and lightweight concrete, under carpet, vinyl, VCT, hardwood and resinous flooring systems. Built-in antimicrobial protection keeps the pores of the slab hostile to mold, mildew and odor-causing bacteria.
Which Bone Dry Product for Which Pour
- New pour, sealed at placement: spray Bone Dry Pro as soon as the slab can be walked on. See sealing a new concrete pour.
- New pour, waterproofing in the mix: dose Bone Dry Pro Admix at the batch plant or in the truck. See concrete admixtures.
- Existing slab before flooring: Bone Dry Pro on the existing slab; open hard-troweled or burnished concrete first with Etch-A-Crete. See sealing a slab on grade before flooring.
- Below-grade slab: Bone Dry Pro covers below-grade and slab-on-deck pours. See sealing a below-grade concrete slab.
- Gypsum underlayment: penetrating sealers never go on gypsum; those areas take Bone Dry Pro Gyp-Cap. See sealing gypsum underlayment before flooring.

Save Even More Time with Bone Dry Admix
from Bone Dry Products
Dosed into the load at the batch plant or in the truck, Bone Dry Pro Admix waterproofs the entire pour with no separate application, no change to slump, flow, set or cure, and no onsite moisture testing. Bone Dry Pro Admix is backed by a lifetime flooring and roofing system replacement warranty. Full details on the concrete admixtures page.
Quality Concrete Treatment Products for Concrete Contractors
Penetrating sealers like Bone Dry Pro save time by minimizing labor and taking time-consuming steps out of the process. Unlike many epoxy sealers, Bone Dry doesn’t necessarily require surface preparation like grinding or shot-blasting to penetrate the substrate and fill concrete capillaries.
For sealing hard-troweled surfaces without any surface treatment, concrete can be easily etched using our Etch-A-Crete product, which opens substrate pores and forces impurities to the surface, while adding extra bonding strength for Bone Dry’s moisture mitigation products.

Bone Dry Pro’s 25-Year Warranty adds Value to Concrete Projects
Our commercial penetrating concrete sealer covers around 300–360 square feet per gallon and is specially formulated to prevent microbial and mold growth in the substrate. Thanks to the included Quick Dry admixture, it cures and bonds with the concrete in as few as 6 hours.
Best of all, Bone Dry Pro comes with a 25-year replacement warranty that includes labor and material to replace the finished flooring system, adhesives, and prep material for moisture-related failures.

Bone Dry Pro, Etch-A-Crete Prep and On-Site Support
Bone Dry Pro is the sealer, sized to your square footage. Where an existing hard-troweled slab needs opening first, Etch-A-Crete is the separate surface-prep product. If you need it, our in-house crew travels nationwide to apply Bone Dry Pro, or a Bone Dry representative oversees your contractor’s application. Coverage is about 300–360 square feet per gallon depending on the density of the concrete, and flooring can be installed 6 hours after application.
The system carries a 25-year warranty against moisture-related and bonding failures, and standard orders ship free.
Submittal Documents for Bone Dry Pro and Pro Admix
Public and private work alike is spec-driven. Everything a submittal needs is on the product pages; the direct links are below.
- Bone Dry Pro: specifications (PDF) · 03 05 50 three-part specification (Word) · SDS · VOC compliance report · BABA affidavit · approved cementitious top coatings for remodels
- Bone Dry Pro Admix: specifications (PDF) · 03 05 30 three-part specification (Word) · SDS
Resinous flooring (epoxy, urethane, polyaspartic) over Bone Dry Pro must be 100% solids over a CSP 3 profile, and any floor patching or leveling underneath must be cementitious.
Tell us the square footage, slab age and flooring type and we will size the Bone Dry Pro order and arrange a crew or representative if you need one.
Frequently Asked Questions
With Bone Dry Pro sprayed at placement, the Bone Dry Pro route removes the RH testing gate: pour, spray the same day, floor on schedule. With Bone Dry Pro Admix in the mix, onsite ASTM F2170 and F1869 moisture testing is eliminated entirely, because the whole pour is waterproofed rather than tested and then treated.
As little as 6 hours after application. Quick Dry is always included with Bone Dry Pro, so there is no waiting on cure and dry-down or on RH probes.
Used standalone, Bone Dry Pro functions as the curing compound and achieves the results a curing compound achieves, so cure and seal happen in one pass. ASTM C-309 covers liquid membrane-forming compounds and does not apply to a penetrating sealer; where a specification names C-309, a dissipating curing compound can be applied after the Pro Sealer is applied.
