Description

Moisture doesn’t just wreck flooring — it feeds things. Mold, mildew, and odor-causing bacteria all start the same way: water in the pores of a concrete slab. Bone Dry Plus attacks the problem from both ends. It’s the same permanent penetrating seal as Bone Dry Original — a chemical vapor barrier that stops moisture from ever surfacing — with antimicrobial technology built directly into the formula. The result: nothing to drink, and a hostile neighborhood for anything that tries to grow anyway.

The culture test: unsealed vs. sealed with Plus

Under unsealed slab conditions, moisture gets in and growth follows. Sealed with Bone Dry Plus, moisture is kept out and antimicrobial protection sits in the pores — no takers. (Illustrative — Plus prevents mold, mildew, and odor-causing bacteria in the pores of the slab.)

Same seal, second weapon

Plus is Bone Dry Original with advanced antimicrobial additives mixed into the product. The sealer penetrates, solidifies in the pores below the surface, and permanently blocks moisture vapor — while the antimicrobial formula prevents the growth of mold, mildew, and odor-causing bacteria inside those same pores. It keeps working for the life of the seal, so surfaces stay cleaner between cleanings, and any surface mold that does land wipes off easily instead of rooting in.

What it does for the slab

Function What it means for the space
FIGHTS Antimicrobial technology built in — prevents mold, mildew, and odor-causing bacteria in the pores
SEALS Permanent chemical vapor barrier — moisture never reaches the surface
STAYS CLEAN Cleaner between cleanings; surface mold removes easily
DENSIFIES Reacts with free lime for a harder, denser, more durable slab
ENDURES Freeze-thaw protection in colder climates; extends the life of the slab

Growth needs all three legs

Growth stands on three legs

Microbial growth needs moisture, food, and time. The seal removes the moisture leg — and the built-in antimicrobial patrols the pores to handle whatever tries anyway.

Microbial growth in a slab needs moisture, a food source, and time. Take away the moisture and the whole thing tips over — that’s the seal’s job. The antimicrobial additives are the insurance policy: built into the sealer and working continuously against anything that tries to establish itself anyway. That double action is why mold, mildew, allergy irritation, and the musty odors they cause never get started.

Hospitals, restaurants, food plants, distribution facilities, and basements — healthier indoor environments with Bone Dry Plus.

Plus is the family’s answer wherever organic growth carries a real cost: hospitals and clinics, restaurants, food manufacturing plants, distribution centers — and the humble mold-prone basement, which is exactly what the product was tagged for. Same slab protection everywhere; healthier air on top of it.

Application

Application steps
  1. Prep — clean, porous surface; on remodels, skim coat or profile old coatings.
  2. Spray — garden sprayer with a wide fan tip; if it soaks in under 10 minutes, reapply.
  3. Dry overnight — if efflorescence appears, flush or mop it off; then floor it.

Quick Dry option: flooring in as little as 6 hours. Indoors or out, new pour or existing slab — one pail, one sprayer.

Good to know: any common garden sprayer with a wide fan tip does the job, indoors or out, on new or existing concrete. Watch the absorption: if what you’ve sprayed soaks in within 10 minutes, the slab wants more — reapply. Then allow the product to dry overnight; if efflorescence appears, flush or mop the surface with water to remove the alkali and lime the sealer brings up. On remodels, the surface must be clean and porous: prior coatings need a skim coat over them or mechanical profiling (diamond grinding or shot blasting) first. Add Quick Dry and flooring can go down as little as 6 hours after application. Like all Bone Dry sealers, Plus is slightly corrosive — goggles or a face shield, rubber or plastic gloves, and a NIOSH-approved respirator in confined areas.

FAQ

What is the difference between Bone Dry Plus & Bone Dry Original?

Bone dry plus also contains an antimicrobial agent that prevents organic growth.

Does the antimicrobial stop working after a while?

No. The antimicrobial additive will continue working for the life of the product.

Will Bone Dry Plus change the appearance of my concrete?

No. The appearance will stay the same.

Where should I use Bone Dry Plus instead of Original?

Anywhere mold, mildew, or odor-causing bacteria are a risk: musty basements, crawl spaces, and hygiene-critical floors in hospitals, restaurants, and food plants. Plus is the same permanent seal as Original with antimicrobial technology built into the pores of the slab.

How do I apply Bone Dry Plus?

Clean the slab, then soak the whole surface with a common garden sprayer fitted with a wide fan tip. If the product disappears into the concrete within 10 minutes, reapply.

How much does Bone Dry Plus cover?

About 1,100 square feet per 5-gallon pail, depending on the porosity of the slab.

What flooring can go over Bone Dry Plus?

Adhered systems such as hardwood, vinyl, tile, broadloom carpet, carpet tile, sheet goods, luxury vinyl, and VCT, and floating systems such as engineered hardwood, laminate, and luxury vinyl plank. Resinous coatings (epoxy, polyurethane, polyaspartic, polyurea, PMMA) go over Bone Dry Plus after shot blasting, and floor, wall, acrylic, epoxy, and masonry paints bond normally.

Can I use Bone Dry Plus outdoors?

Yes. Bone Dry Plus is formulated for interior and exterior use on new and existing slabs, including basements, garages, driveways, patios, and sidewalks. For a dedicated exterior product for driveways, patios, and sidewalks, see Bone Dry Driveway Sealer.
