Description
Moisture is the number-one killer of flooring systems. Bone Dry Pro is a water-based, penetrating moisture mitigation sealer that stops vapor inside the slab — not on top of it. Spray it the day of the pour, meet your curing spec and your moisture spec in one pass, and put flooring down on schedule instead of waiting on RH tests.

Same slab, same moisture. Bone Dry Pro stops vapor before it ever reaches the bond line.
Save days on every pour
Most moisture mitigation happens at the worst possible time: after weeks of cure and dry-down, after RH testing, and — when the slab fails — after an expensive coating and a retest. Bone Dry Pro removes that entire phase. One spray applied as soon as the slab can be walked on functions as the curing compound and permanently mitigates moisture — cure and seal in a single pass. With the Quick Dry option, it cures in as little as 6 hours.

One spray. Five jobs.
| Function | What it does for the slab |
|---|---|
| SEALS | Fills capillary pores to create a permanent vapor barrier inside the slab |
| DENSIFIES | Reacts with free lime and alkali for a harder, denser substrate |
| CURES | Functions as a curing compound, standalone — achieves the results a curing compound achieves |
| PROTECTS | Built-in antimicrobial stops mold, mildew, and odor-causing bacteria in the pores |
| BONDS | Leaves the surface unchanged and ready for carpet, vinyl, and hardwood adhesives |
A note on ASTM C-309: C-309 covers liquid membrane-forming curing compounds. Bone Dry Pro penetrates the slab instead of forming a membrane, so the standard doesn’t apply to it — used standalone, it achieves the results a curing compound achieves. Where a specification requires C-309 by name, pair Pro with Bone Dry Dissipating Sealer, the membrane-forming half of the system.
How it works

Concrete looks solid, but it’s laced with capillary pores — the highways moisture vapor rides to the surface. Bone Dry Pro penetrates deep into the slab and reacts with free lime and alkali to seal those capillaries permanently, becoming part of the concrete itself. The vapor path is closed from within, the surface profile is unchanged, and the antimicrobial package keeps the pores hostile to mold, mildew, and bacteria for the life of the floor.
Versus epoxy moisture mitigation coatings
| Bone Dry Pro | Typical epoxy MVR coating | |
|---|---|---|
| Apply to fresh concrete | Same day as the pour | After cure and dry-down |
| Surface prep on new pours | None — spray and go | Shot-blast to CSP 3 |
| Cures the slab | Yes — functions as the curing compound; pair with Dissipating Sealer where C-309 is specified | No |
| Application | Low-pressure spray, minimal crew | Squeegee/roller, trained crew |
| Turnaround | 6 hours with Quick Dry | Per-coat cure, typically overnight or longer |
| Antimicrobial in the slab | Built in | No |
| Surface profile | Unchanged — penetrates the slab | Adds a film on the surface |
Epoxy column reflects typical published characteristics of two-part epoxy moisture mitigation systems (ASTM F3010). Verify against project-specific data.
Where to use it
Formulated for all cast-in-place concrete under floor coverings, on new and existing slabs:
- Slab on grade, below grade, and slab on deck
- Normal weight and lightweight concrete
- Hospitals, schools, warehouses, and large commercial campuses
- Under carpet, vinyl, VCT, hardwood, and resinous flooring systems
Application

Good to know: existing hard-troweled slabs should be opened up with Etch-A-Crete before application. Floor patching and leveling materials must be cementitious — gypsum-based underlayments like Gyp-Crete require Bone Dry Pro Gyp-Cap instead. Resinous systems (epoxy, urethane, polyaspartic) over Bone Dry Pro must be 100% solids over a CSP 3 profile.
The Bone Dry Pro System
One shipment, everything handled: Bone Dry Pro sealer, Etch-A-Crete surface prep where required, and — if you need it — our in-house crew travels nationwide to apply it, or a representative oversees your contractor’s application. The system carries a 25-year warranty against moisture-related and bonding failures.
| Chemistry | Water-based penetrating sealer |
| Compliance | Functions as a curing compound (penetrating — not membrane-forming, so C-309 doesn’t apply). Pair with Bone Dry Dissipating Sealer where C-309 is specified |
| Coverage | ~220 sq ft per gallon, depending on porosity |
| Cure time | As low as 6 hours with Quick Dry |
| Application | Low-pressure spray |
| Antimicrobial | Built in — mold, mildew, and bacteria protection in the pores |
| Warranty | 25 years, moisture-related and bonding failures (Bone Dry Pro System) |
