Moisture is the number-one killer of flooring systems. Bone Dry Pro is a water-based, penetrating moisture mitigation sealer that stops vapor inside the slab — not on top of it. Untreated vs. treated: moisture vapor and flooring failure
Moisture vapor rises from grade through an untreated slab until it reaches the flooring adhesive — mold and mildew at the bond line, curling and debonding above. With Bone Dry Pro, a reacted zone seals the capillaries: vapor is stopped inside the slab and the flooring stays flat and bonded.

Most moisture mitigation happens at the worst possible time: after weeks of cure and dry-down, after RH testing, and — when the slab fails — after an expensive coating and a retest. A note on ASTM C-309: C-309 covers liquid membrane-forming curing compounds. Bone Dry Pro penetrates the slab instead of forming a membrane, so the standard doesn’t apply to it — used standalone, it achieves the results a curing compound achieves. Where a specification requires C-309 by name, a dissipating curing compound can be applied after the Pro Sealer is applied.

Concrete micro-view: capillary pores sealed
In the concrete micro-view, open capillary pores are the vapor path. Bone Dry Pro penetrates, reacts with free lime, and seals those capillaries — with in-pore antimicrobial protection.
Concrete looks solid, but it’s laced with capillary pores — the highways moisture vapor rides to the surface. Bone Dry Pro penetrates deep into the slab and reacts with free lime and alkali to seal those capillaries permanently, becoming part of the concrete itself. The vapor path is closed from within, the surface profile is unchanged, and the antimicrobial package keeps the pores hostile to mold, mildew, and bacteria for the life of the floor.

Good to know: existing hard-troweled slabs should be opened up with Etch-A-Crete before application. Floor patching and leveling materials must be cementitious — gypsum-based underlayments like Gyp-Crete require Bone Dry Pro Gyp-Cap instead. Resinous systems (epoxy, urethane, polyaspartic) over Bone Dry Pro must be 100% solids over a CSP 3 profile.

Is Bone Dry Pro environmentally friendly?
Yes. Bone Dry Pro is VOC-free and expands the concrete’s lifespan to reduce replacement frequency and overall production.
Can I apply Bone Dry Pro to asphalt?
No. Bone Dry Pro is designed for concrete and may break down the petroleum base of asphalt.
How do I know how much Bone Dry Pro to use?

When is Bone Dry Pro applied on a new pour?
As soon as the slab can be walked on. A low-pressure spray at about 220 square feet per gallon, depending on porosity, functions as the curing compound and permanently seals the capillaries in the same pass, so there is no second mobilization and no waiting on cure and dry-down.
Does Bone Dry Pro meet ASTM C-309?

Can Bone Dry Pro be used on gypsum underlayment or over black mastic?
No. The Bone Dry Pro spec prohibits gypsum-based underlayments; gypsum takes Bone Dry Pro Gyp-Cap. A slab with chemically abated black mastic takes Bone Dry Pro Encapsulator. Bare concrete, new or existing, normal-weight or lightweight, takes Pro.
Can epoxy or urethane flooring be installed over Bone Dry Pro?
Yes. Resinous systems over Bone Dry Pro must be 100% solids and installed over a CSP 3 profile, and any floor patching or leveling underneath must be cementitious.
