Description

Moisture is the number-one killer of flooring systems. Bone Dry Pro is a water-based, penetrating moisture mitigation sealer that stops vapor inside the slab — not on top of it. Spray it the day of the pour, cure and seal in one pass — it functions as the curing compound and mitigates moisture — and put flooring down on schedule instead of waiting on RH tests.

Untreated vs. treated: moisture vapor and flooring failure

Moisture vapor rises from grade through an untreated slab until it reaches the flooring adhesive — mold and mildew at the bond line, curling and debonding above. With Bone Dry Pro, a reacted zone seals the capillaries: vapor is stopped inside the slab and the flooring stays flat and bonded.

Save days on every pour

Most moisture mitigation happens at the worst possible time: after weeks of cure and dry-down, after RH testing, and — when the slab fails — after an expensive coating and a retest. Bone Dry Pro removes that entire phase. One spray applied as soon as the slab can be walked on functions as the curing compound and permanently mitigates moisture — cure and seal in a single pass. It dries in approximately 6 hours; allow 12 hours or overnight before flooring goes down, and foot traffic and heavy equipment can return as soon as the slab is dry to the touch.

Bone Dry Pro Schedule Timeline

Schedule: conventional route vs. the Bone Dry Pro route

The conventional route runs pour → cure and dry-down for weeks → RH testing → mitigation coat → retest → flooring — weeks lost. The Bone Dry Pro route is pour → spray the same day (it cures and seals in one pass) → flooring on schedule, with no RH gate and days saved on every pour. Functions as the curing compound and mitigates moisture in one pass — where ASTM C-309 is specified, a dissipating curing compound can be applied after Pro. Dries in approximately 6 hours; 12 hours or overnight recommended before flooring.

One spray. Five jobs.

Function What it does for the slab
SEALS Fills capillary pores to create a permanent vapor barrier inside the slab
DENSIFIES Reacts with free lime and alkali for a harder, denser substrate
CURES Functions as a curing compound, standalone — achieves the results a curing compound achieves
PROTECTS Built-in antimicrobial stops mold, mildew, and odor-causing bacteria in the pores
BONDS Leaves the surface unchanged and ready for carpet, vinyl, and hardwood adhesives

A note on ASTM C-309: C-309 covers liquid membrane-forming curing compounds. Bone Dry Pro penetrates the slab instead of forming a membrane, so the standard doesn’t apply to it — used standalone, it achieves the results a curing compound achieves. Where a specification requires C-309 by name, a dissipating curing compound can be applied after the Pro Sealer is applied.

Concrete micro-view: capillary pores sealed

In the concrete micro-view, open capillary pores are the vapor path. Bone Dry Pro penetrates, reacts with free lime, and seals those capillaries — with in-pore antimicrobial protection.

Concrete looks solid, but it’s laced with capillary pores — the highways moisture vapor rides to the surface. Bone Dry Pro penetrates deep into the slab and reacts with free lime and alkali to seal those capillaries permanently, becoming part of the concrete itself. The vapor path is closed from within, the surface profile is unchanged, and the antimicrobial package keeps the pores hostile to mold, mildew, and bacteria for the life of the floor.

Versus epoxy moisture mitigation coatings

Bone Dry Pro Typical epoxy MVR coating
Apply to fresh concrete Same day as the pour After cure and dry-down
Surface prep on new pours Minimal — scrape, buff or broom-sweep debris, then spray Shot-blast to CSP 3
Cures the slab Yes — functions as the curing compound; where C-309 is specified, a dissipating curing compound can be applied after Pro No
Application Low-pressure spray, minimal crew Squeegee/roller, trained crew
Turnaround Dries in about 6 hours; 12 hours or overnight before flooring Per-coat cure, typically overnight or longer
Antimicrobial in the slab Built in No
Surface profile Unchanged — penetrates the slab Adds a film on the surface

Application

Bone Dry Pro Application Steps

Tap to enlarge

Application steps
  1. Spray — after the final trowel pass, once the slab supports foot traffic without indentation; a single heavy coat at 50% overlap.
  2. Cure + seal — functions as the curing compound; foot traffic and heavy equipment once dry to the touch.
  3. Floor — 12 hours or overnight after application; no further moisture testing is necessary.

Good to know: slabs with an intensive burnish (mirror-like finish) or polish that leaves them non-absorptive must be opened with Etch-A-Crete or mechanically abraded first — water-droplet test: if droplets penetrate the concrete within 2–3 minutes, no etching or profiling is necessary. On existing slabs work in 1,000–1,500 sq ft sections: apply the first coat to a saturated, lightly opaque appearance, let it penetrate 3–5 minutes (never more than 10), then apply a second coat while the first is still wet, only where the concrete texture shows through. Bone Dry Pro dries in approximately 6 hours; foot traffic and heavy equipment are permitted once the slab is dry to the touch, and 12 hours or overnight is recommended before flooring. Mask cabinetry, glass, metal finishes and painted areas with plastic up to 2 feet from the concrete; dried overspray can be scraped off with a razor blade and the remnants removed with concentrated vinegar or a Magic Eraser. Floor patching and leveling materials must be cementitious — gypsum-based underlayments like Gyp-Crete require Bone Dry Pro Gyp-Cap instead. Resinous systems (epoxy, urethane, polyaspartic) over Bone Dry Pro must be 100% solids over a CSP 3 profile.

Prep, application support and warranty

Bone Dry Pro is the sealer, sized to your square footage. Where an existing heavily burnished or polished slab needs opening first, Etch-A-Crete is a separate surface-prep product. If you need it, our in-house crew travels nationwide to apply Bone Dry Pro, or a representative oversees your contractor’s application. Bone Dry Pro carries a 25-year warranty against moisture-related and bonding failures (the Bone Dry Pro System warranty).

FAQ

Is Bone Dry Pro environmentally friendly?

Yes. Bone Dry Pro is VOC-free and expands the concrete’s lifespan to reduce replacement frequency and overall production.

Can I apply Bone Dry Pro to asphalt?

No. Bone Dry Pro is designed for concrete and may break down the petroleum base of asphalt.

How do I know how much Bone Dry Pro to use?

Contact us with the specs of your job and we will provide a quote with the materials needed for effective concrete sealing.

When is Bone Dry Pro applied on a new pour?

After the final trowel pass, once the slab supports foot traffic without indentation. Spray a single heavy coat with 50% overlap between passes (300–340 square feet per gallon on broom-finished or troweled concrete); it functions as the curing compound and permanently seals the capillaries in the same pass, so there is no second mobilization and no waiting on cure and dry-down. Foot traffic and heavy equipment are permitted once the slab is dry to the touch; if finished surfaces are scheduled within 14 days of placement, obtain prior approval from Bone Dry Products.

Does Bone Dry Pro meet ASTM C-309?

ASTM C-309 covers liquid membrane-forming curing compounds. Bone Dry Pro penetrates the slab instead of forming a membrane, so the standard does not apply to it; used standalone, it achieves the results a curing compound achieves. Where a specification requires C-309 by name, a dissipating curing compound can be applied after the Pro Sealer is applied.

How soon can flooring go down after Bone Dry Pro?

Bone Dry Pro dries in approximately 6 hours; allow 12 hours or overnight before flooring goes down. Foot traffic and heavy equipment are permitted once the slab is dry to the touch, and no further moisture testing is necessary after application. Bone Dry Pro leaves the surface profile unchanged and ready for carpet, vinyl, VCT, hardwood, and resinous flooring adhesives.

What warranty comes with Bone Dry Pro?

A 25-year warranty against moisture-related and bonding failures (the Bone Dry Pro System warranty). Application is by our in-house crew, which travels nationwide, or by your contractor with a Bone Dry representative overseeing the work; where an existing surface needs opening first, Etch-A-Crete is a separate prep product.

Can Bone Dry Pro be used on gypsum underlayment or over black mastic?

No. The Bone Dry Pro spec prohibits gypsum-based underlayments; gypsum takes Bone Dry Pro Gyp-Cap. A slab with chemically abated black mastic takes Bone Dry Pro Encapsulator. Bare concrete, new or existing, normal-weight or lightweight, takes Pro.

Can epoxy or urethane flooring be installed over Bone Dry Pro?

Yes. Resinous systems over Bone Dry Pro must be 100% solids and installed over a CSP 3 profile, and any floor patching or leveling underneath must be cementitious.
